“Our teams have worked hard for the past few months to complete these new and unique hospitality facilities at CaSoBe. We are truly proud of the Chairman’s Cabin for its exceptional features curated and customized for our Chairman Manuel V. Pangilinan. We are also excited to open its doors, limited to its shared and common areas like the living room, kitchen, and adjacent rooms from Monday to Thursday only. With respect to Mr. Pangilinan, this does not include his personal and private space. We’d like our guests to have a glimpse of what it’s like to have an upscale beachfront residence at CaSoBe,” stated Landco Pacific Corporation and Millennial Resorts Corporation President and CEO Erickson Y. Manzano.

Chairman’s Cabin

The beachfront Chairman’s Cabin is launched as the crowning jewel of the leisure and hospitality attractions at CaSoBe, a haven for leisure seekers in a tourist community. This well-appointed 300-sqm villa is custom-designed for Mr. Pangilinan, Chairman, Landco Pacific and its parent company Metro Pacific Investments Corporation. With four bedrooms and modern amenities, the villa is versatile for relaxation, social gatherings, and business meetings. It also serves as the weekend beachfront home of Mr. Pangilinan.

Within a short two to three-hour drive from Metro Manila, and having a strong WI-FI connection and modern infrastructure within its vicinity, the Chairman’s Cabin is considered the favorite seaside residences of Mr. Pangilinan.

At this villa, a restful and productive weekend break for Mr. Pangilinan means an exclusive use of his private suite, access to fresh sea breeze, breathtaking sunset views, and enjoyment of Millennial Resorts amenities, balanced with work from the beach set-up.

For guest bookings, only the three bedrooms along with common area facilities of the Chairman's Cabin are offered from Monday to Thursday. The private suite is reserved exclusively for Mr. Pangilinan.

Cupola

Also launched were Cupola, a unique geodesic and dome shaped accommodation with its own toilet and bath, and private jacuzzi. Taking glamping up a notch, five units of Cupola are available for a luxurious beach getaway.

CaSoBe Lighthouse

Standing at 15.5 meters with a panoramic 360 degrees viewing deck, the CaSoBe Lighthouse was presented as the sprawling property’s newest landmark. It serves as a beacon to guide residents, tourists, and visitors to CaSoBe as the place they can call home.

Millennial Resorts Amenities

These new facilities complement the distinctive resort amenities already operational and managed by Millennial Resorts: Crusoe Cabins, the refitted container vans turned into accommodations with modern amenities and recognized as the first EDGE (Excellence in Design for Greater Efficiencies)-certified resort in the country, and the pod-like Cocoons; Aquaria Water Park with three-story slides; the 300-capacity the Canopy events space; and Captain Barbozza restaurant.

CaSoBe

CaSoBe, is a master-planned development offering mixed-use residential and commercial lots situated in the rising business hub and beach tourist destination of Batangas. Setting it apart from other beach properties, CaSoBe elevates the resort lifestyle with inviting details such as blue roads, street art, and creative lamp posts.

The premium beach development is strategically located near golf courses, polo fields, and tourist attractions, earning Calatagan the moniker of being the playground of the affluent. Local facilities such as a hospital, public market, pharmacy, school, and chapel are likewise easily accessible.

All the lots at CaSoBe are literally within steps to the long stretch of powdery white sand beach. The property’s blue pavements are pleasing to the eye and in harmony with the environment of expansive clear skies and azure waters. There are tree-lined bike lanes and pathways parallel and leading to the shores.

Harbour Estates are mixed-use lots offered within CaSoBe. Entrepreneurs can live a healthy lifestyle and build their dream homes amid Calatagan’s rich history and famed sunset by the beach.

Transforming the landscape of Calatagan, entrepreneurs can invest in a property along the retail row and wear the hat of aspiring hoteliers or restaurateurs when they establish their bed and breakfast or cozy little café or restaurant to cater to the tourism market. They can also put up a shop for art workshops and yoga retreats, or a business for water sports enthusiasts.

CaSoBe is also poised to be a thriving creative, business, and tech community. Startup companies can engage in a collaborative and forward-thinking environment.

Investors in the residential or mixed-use lots of CaSoBe have the benefit of enjoying the anticipated increase of their investment’s market value as proven by Landco’s track record of property value appreciation in Punta Fuego, Batangas.

Landco Towers, Family-friendly Resort Condominiums South of Metro Manila

Landco Towers at East Bay Residences, are modern resort condominiums in a laid-back neighborhood strategically situated at KM21 East Service Road, Sucat, Muntinlupa City.

There are five Landco Towers that offer an ideal home for families to enjoy a leisurely pace of urban life amid a scenic resort landscape, the convenience of a retail strip and family-friendly facilities, and accessibility to business hubs and schools.
------------------------------------
Landco offers RFO (Ready for Occupancy) Units in East Bay Residences
------------------------------------

With a community built to make one’s family feel right at home, it is natural to pick the vibrant neighborhood of Landco Towers to settle down in, especially with the availability of RFO (Ready for Occupancy) units built by Landco Pacific Corporation. The Landco Towers in this mid-rise condominium enclave are comprised of Chelsea Towers 1 to 3 and Bryant Tower with 25.5 sqm. studio, 37.1 sqm. one-bedroom and 46.8 sqm two-bedroom units; and Hudson Tower which houses the 28.06 sqm. regular, 33 sqm. deluxe, 35.08 sqm. premier and 39.26 sqm. executive units.

Charisse Santiano, Sales and Marketing Manager, Landco, zeroed in on her perfect family home in a condo unit at Landco Towers. As a single mom, she shared her experience to help future condo buyers, and investors on their house hunt.

A pleasant community that is located near top-rated schools, business, and leisure hubs

Santiano decided to invest in a 2-bedroom unit at Landco Towers (then named Tribeca) in 2015 and move in a year after. The location and its environment are crucial factors when she determined her new home with her family. She deemed that children are very much a product of the environment in which they are raised. The condominium community is nearby high-performing schools, and individuals and families that live on the property are mostly professionals or business owners who also value hard work and integrity. Landco Towers are ideal homes for raising children.

“My children went to De La Salle Zobel from grade school to high school and travel time from my former home in Las Pinas was around 45 minutes to one hour due to the heavy traffic along Alabang-Zapote Road. As a hands-on mom, I used to bring them to and fetch them back from school, despite my full-time work. I grew tired of the daily grind and decided to transfer to Landco Towers to cut my travel time to about 15-20 minutes. My kids eventually transferred to the Vermosa campus of DLSZ, located along Daang Hari, which is very accessible from Landco Towers via the MCX (Muntinlupa Cavite expressway) exit,” Santiano said.

“For work, my office in Alabang is just 15 minutes away and I seldom get caught up in traffic jams. On weekends, when my family would like to go to the shopping mall or dine out, Makati, Bonifacio Global City and Alabang commercial hubs are very accessible via SLEX or Skyway. Sta. Rosa and Tagaytay are relatively nearby for out-of-town getaways. Batangas is approximately two to three hours away. Even the northern destinations such as Pampanga, Clark, or Subic are accessible via Skyway,’ she expounded.

“It's an added advantage that the resort condominium community is very peaceful and quiet, making long walks around the property enjoyable. Everyone is friendly here from my neighbors to the property management staff composed of the security, maintenance, and administrative team,” she added.

When one’s children are raised in a good neighborhood, parents give them a good head start in life and set for them a standard to follow when they are grown-ups and looking to start up their own families.

The Convenience of One-Stop-Shopping at East Bay Retail Row

Having access to shopping and service facilities that are within the property is very important for working parents who have busy schedules and might need to dash to the shop and rush back home to the kids. Landco Towers provide one-stop shopping without having to leave the property. The Retail Row is a few steps away from the residential towers and features curated shops, services, restaurants, and a bank: Starbucks Coffee, The MarketPlace, Lawson, Pan de Manila, Suds Go laundry, Prim and Pretty and BDO, to name a few.

“As a single mom with a full-time job, juggling my duties at work and responsibilities at home can be quite challenging. It’s hard to manage my time and I really appreciate the convenience of having almost everything that I need within my reach at the Retail Row,” Santiano attested.

“Laundry can be dropped off and picked up easily. I don’t need to leave the property to get essential items, a massage, or my nails done. There are also restaurants nearby that deliver meals within 15 minutes or so when I don’t have time to prepare,” she elaborated.

“At this stage in my life, my two children are now both graduating students of De La Salle University. JC, my 23-year-old firstborn son, is enrolled at the College of Saint Benilde, and Chloe, my 21-year-old daughter is at the university’s main campus. Though they often stay in a rented condominium in Manila during their studies, they still like to spend their free time with me at the Landco Towers. My son usually goes to The Marketplace premium grocery store at the Retail Row for its variety of healthy food choices. We like to engage in late-night runs and cap our activity with light refreshments from Starbucks coffee shop or Lawson convenience store which are also at the Retail Row,” she further shared.

Resort, Active Lifestyle and Essential Amenities

The amenities at the resort condominium complex also play a key role in the quality of life and health and safety of its residents. At Landco Towers, families enjoy a spacious lobby, clubhouse with a swimming pool, gym, 24-hour security, high-speed elevators, fire alarms, sprinkler system, and adequate parking space.

“We are a very active family. We love early morning or late evening runs around the outdoor resort-inspired spaces of the property. On warm days, I take a dip at the swimming pool which is amply sized and never feels crowded. My daughter likes inviting her friends to swim here. There are enough parking spaces for guests and visitors, making it convenient for family or friends coming over for a get-together,” she cited.

Pet-friendly Community

Landco Towers also host a thriving community of pet lovers. With its wide walkways and outdoor spaces, neighbors show their care for the furry kind with meet-ups for their pets to play with their fur friends.

Long-term Investment and High-Value Appreciation

Renowned for pioneering premium landscapes for more than 30 years, Landco develops premier properties with a track record of high property appreciation in key locations of the country. With its sophisticated urban resort living at Landco Towers, homebuyers can also anticipate high-value appreciation for their investments.

Santiano acquired her unit at Landco Towers when she was an employee of Landco about eight years ago, before she briefly transferred to PLDT and rejoined Landco last year.

“I had the privilege of being part of the team that mounted the groundbreaking ceremony and blessing of Landco Towers. As an employee, I know how Landco sets its vision to make a difference and our entire team works hard to develop properties throughout the country that are of the highest quality standard. The value of my unit at Landco Towers has already appreciated in a span of a few years, and I’m happy to consider it not just as a home for my family but also as a good long-term investment,” Santiano noted.

“There are also rental income opportunities for units at Landco Towers, given its strategic location, Retail Row, and resort amenities,” she added as a tip for home buyers and investors.

Landco Promotes Sports Tourism in Batangas

Through Resort Estate Club Laiya’s One-Year Hosting of Philippine Beach Volleyball Teams

Club Laiya, Landco’s Resort Estate in Batangas, serves as the official training camp of the country’s beach volleyball teams. The tourist and leisure destination becomes more vibrant and teems with excitement as the practice sessions of beach volleyball players are anticipated to attract sports enthusiasts and fans.

The Philippine National Volleyball Federation (PNVF) and Landco Pacific Corporation inked the one-year partnership agreement from January to December 2023. Under the agreement, two beach volleyball courts were built at Club Laiya, with 10 of the 18 members of the national men’s and women’s teams to hold camp seven days a week in Batangas. The rest of the national athletes who are still students will be in Laiya on weekends.

Alongside heralding Club Laiya as a beautiful backdrop for active sports at the beach and a venue for sports tourism, the partnership is an opportune time to strengthen the support for Philippine beach volleyball athletes. In the recent Volleyball World Beach Pro Tours Futures, the Philippine team won gold and silver in the women’s competition.

“We gladly and sincerely appreciate this partnership with Club Laiya on the beach volleyball training camp,” PNVF President Ramon “Tats” Suzara said. “The timing is perfect, now that we achieved a breakthrough on the global beach volleyball stage.”

“It’s our privilege at Landco to support the Philippine national beach volleyball teams in Club Laiya as they undergo rigorous training and are set to make the country proud when they compete in upcoming international tournaments. Alongside our advocacy of enabling the youth to realize their full potential in sports, the practice sessions of the national beach volleyball team at the white sand beach of Club Laiya also help in promoting sports tourism in Batangas,” stated Landco Pacific Corporation President and CEO Erickson Y. Manzano.

“We welcome the national beach volleyball teams as they hold their training camp in Club Laiya where they also enjoy the facilities managed by Millennial Resorts. They are billeted at the unique accommodations of Cocoons and to meet and balance the demands and discipline of their sports, they can cross-train or opt to unwind at the swimming pool of Club Laiya Beach Club and have their hearty meals at Capt. Barbozza restaurant,” said Patrick Gregorio, Senior Tourism and Hospitality consultant for Millennial Resorts Corp. and former Secretary General, Philippine Olympic Committee.

Only two and a half hours from Metro Manila and adjacent to Landco’s Playa Laiya, the sun-kissed 23-hectare Club Laiya is a master-planned and premier resort community. The sprawling property features a mix of private residential lots, buildings, commercial spaces, and tourist hubs. Each provides distinct experiences and opportunities that are part of one unified development of Landco Pacific Corporation.

Club Laiya is a top-notch choice for investors and property owners drawn to the vibrant energy of Laiya beach as a favorite tourist spot for those who love to socialize and engage in an active outdoor lifestyle, with all the conveniences of modern life.

Together with Landco Resort Estates CaSoBe (Calatagan South Beach), Club Laiya is Leadership in Energy and Environmental Design (LEED) registered for the properties’ sustainability program.

At Club Laiya, investors can choose from the Seaside District, offering mix use residential and commercial lots that are closest to Laiya’s powdery white sand beach; the Premier District, the gated resort and lush forest community with a scenic view of Laiya’s mountains and greenery; the soon to be built Plaza Laiya; and soon to be launched The Spinnaker, the stunning, medium-rise beachfront premium condominium, with terraced levels and luxurious cuts, featuring an exclusive 4th level infinity pool, and positive Miami vibes.

Millennial Resorts, the hospitality arm of Landco, operates and manages the leisure and hospitality facilities of Resort Estates Club Laiya: the unconventional accommodations of the Cocoons and Camperisti; Captain Barbozza Restaurant and Bar; and the soon-to-be-built The Isle, a multi-purpose event center.

Recognizing the demands for a healthier lifestyle and seaside living as the country and the global community recover from the Covid-19 pandemic, Landco Pacific ramped up its offerings of its BeachTowns with soon-to-be-launched premium condominium developments in upscale communities in Batangas.

CaSoBe

The 15-hectare CaSoBe is a master-planned development that offers mix-use residential and commercial lots, situated in the rising business hub and resort destination. The development features wide open spaces and beautiful promenades, with parks and retail landscapes.

Setting it apart from other beach properties, CaSoBe elevates the resort lifestyle with inviting details such as blue roads, street art, and creative lamp posts.

Hospitality amenities like Crusoe Cabins, Cocoons, Aquaria Water Park and Captain Barbozza restaurant and bar are already fully operational and managed by Millennial Resorts. The first EDGE (Excellence in Design for Greater Efficiencies) Certification for a resort hospitality project in the country was awarded to Crusoe Cabins at CaSoBe. Recently, Millennial Resorts opened the 300-capacity event space called Canopy, serving the growing tourism market of Calatagan.

The LEED (Leadership in Energy and Environmental Design)-registered CaSoBe is a sustainable development envisioned to contribute to the quality of leisure tourism and property development targeting environment, economic, and social sustainability.

These are going to be low-rise and low-density upscale resort condominiums. Current residents and investors will be given priority in availing of these resort condominium units.

An MPIC company

After more than 30 years of pioneering sustainable leisure landscapes, Landco Pacific unfolds a new chapter in its story.

Corporate tycoon Manuel V. Pangilinan, among the country’s biggest visionary business leaders, announced in April and May the full acquisition of Landco. He shared that the listed conglomerate he chairs Metro Pacific Investments Corp. (MPIC) has raised its stake in Landco Pacific, making the upscale real estate developer now a 100-percent owned subsidiary of MPIC, from 38 percent previously.

MPIC was previously strong on real estate and property until it divested into infrastructure and tollways. But realizing the value that Filipinos have put on resort living, Pangilinan said MPIC is once again building up its presence in real estate development and tourism.

This further strengthens Landco Pacific which already has a strong track record in creating leisure and luxury home communities in the Philippines for more than 30 years. The evolution continues for Landco Pacific, backed by MPIC, one of the country’s biggest conglomerates.

Landco Pacific Corp. is a subsidiary of Metro Pacific Investments Corporation, and known for pioneering premium landscapes for more than 30 years. Known for pioneering landscapes for more than 30 years, Landco raises the bar once again, offering a premier investment on its BeachTowns projects rising in Batangas.

Captivating for its dive spots, stunning beaches, golf courses, historical and cultural attractions, fresh seafood, wellness sites, local culinary offerings and strong coffee, Batangas is the perfect location of Landco’s thriving Beachtowns. Only two to three-hour drive from Metro Manila, it’s more accessible compared to other tourist spots.

The Beachtowns provide a sense of balance away from the hustle and bustle of city life, and capture the best of what Batangas has to offer – balmy shores, seemingly endless stretches of white sand, incomparable crystal blue waters and easy access to modern resort facilities. It’s resort living at its finest.

In Calatagan, which is known as the playground of the affluent, its BeachTowns feature breathtaking view of sunsets, a laidback resort lifestyle, easy access to golf courses, equestrian clubs, dive spots, cultural and historical attractions.

The BeachTowns in vibrant Laiya, San Juan bustling with tourism in Batangas, are accessible to the rows of restaurants and bars along the white sand and caters to those with an active lifestyle from sailing, paddleboarding to yoga by the beach.

The properties provide the perfect seascape of their clients’ dreams, from exclusive residential beach communities of Playa Calatagan and Playa Laiya to the residential and commercial spaces in the inclusive seaside communities of Leisure Tourism Estates (LTE): CaSoBe and Club Laiya.

LTE are master-planned mixed use residential and commercial developments primed for the tourism market. These developments are for those who would prefer to be immersed in the middle of the vibrant tourist destination, mingle with leisure seekers and the sporty set; and have the option to build a dream business by the beach.

Sustainability at the Core of Landco BeachTowns

For decades, Landco has always been guided by its strong commitment to sustainability in its real estate developments and provided socially and environmentally responsible investment choices for its investors.

“Championing environmental stewardship, the over-all health and welfare of communities, and resource efficiency in our property developments which are aligned with United Nations Sustainable Development Goals, are at the heart of Landco’s operations especially in the BeachTowns, not because we have to, but primarily because it’s the right thing to do,” Manzano enthused.

Creating long-term sustainable value for its developments of BeachTowns in Batangas, its latest LTE: CaSoBe and Club Laiya are both LEED (Leadership in Energy and Environmental Design) registered with its water recycling measures, permeable pedestrian tree-lined walkways, and scenic bike lanes around the beachside properties to reduce carbon footprints.

Recently, Millennial Resorts, which provides the hospitality facilities and services for its LTE, was awarded the very first EDGE (Excellence in Design for Greater Efficiencies) Certification for a resort hospitality project in the country, for its Crusoe Cabins at CaSoBe in Calatagan, Batangas.

MVP Beyond the Suit - Advocacy for Tourism

A pause to recharge or reimagining a future that empowers Filipinos to co-build a more robust tourism industry in Batangas, Manuel V. Pangilinan (MVP) is not your conventional business leader as he strikes a balance of both endeavors.
MVP walked around CaSoBe and inspected Cocoons, the unique capsule-like rooms designed with a mural of sea creatures.

As Chairman of the infrastructure conglomerate Metro Pacific Investments Corp. (MPIC) and other numerous companies that provide essential services, MVP stays on top of the company’s COVID-19 response in support of the government efforts. At the same time, he jumpstarts the preparedness of the Philippine economy to bounce back from the global health crisis with his vision for tourism in Batangas.

MVP leads his team to have courage in facing the future with bright prospects through the uncertainties. He does all these while he visits the pristine beauty of the Landco’s latest Leisure Tourism Estates (LTE) – the 15-hectare Calatagan South Beach, better known as CaSoBÄ“.
“Through Landco Pacific Corp.’s latest beachside projects: CaSoBÄ“ and Club Laiya, I take pride in promoting Batangas as one of the country’s top tourist destinations. These properties are responsibly developed to preserve the cultural and natural features of the place; provide employment for locals; and give Filipinos an opportunity to recover from these unprecedented times by not just building their dream beach homes but opting to create Small and Medium Enterprises (SMEs) that cater to the tourism market,” MVP stated.

Architect's Perspective of CaSoBe.

These master-planned estates are the newest projects of upscale real estate developer Landco, a subsidiary of MPIC. These developments under Landco BeachTowns are close to MVP’s heart as he foresees these lively leisure and tourism destinations in Batangas as the next big thing. The country’s answer to some of the world’s most vibrant beachside destinations: Ibiza, Spain; Ipanema, Rio de Janeiro, Brazil; and Capri, Italy.

For more than three decades, Landco made its mark in developing exclusive and luxurious properties around the country. One of its leading projects is Peninsula de Punta Fuego, a premiere luxury seaside residential community situated on the 88-hectare of pristine coastline in Nasugbu, Batangas.

Leveraging on tourism as one of the key drivers for the country’s growth when it emerges from these challenging times, Landco with the leadership of MVP, envisions a revolutionary and innovative new concept.
Crusoe Cabins is Millennial Resorts’ unique beachfront accommodation at CaSoBe.

Landco CEO Erickson Y. Manzano supports MVP’s vision to position the LTE as thriving and inclusive seaside communities in the travel and leisure destination of Batangas, inspiring entrepreneurship and work-life harmony.
“It’s a gamechanger approach. Instead of making it exclusive, it’s open to the tourism market but remains aspirational and premium,” said Manzano. “It presents an opportunity for budding Filipino entrepreneurs or those who would like to work closer with nature. Eventually, the place will not just be a hotspot for local tourists but for inbound travelers from abroad,” he added.
CaSoBÄ“ offers a mix of seaside residential homes, and beachside retail and commercial establishments. There’s a Retail Row, a Harbour Walk, and an Activity Block – with lot sizes ranging from 356 square meters to 890 square meters. All these lots are near the beach and paved with pedestrian streets. There’s a common area estate WIFI, 24/7 security with CCTV, a beach promenade and a hotel-inspired property management service.

It's is a haven for those who prefer more privacy and a laidback and intimate lifestyle. It is near Cape Santiago lighthouse, a golf course, Little Boracay sandbar, Starfish island and the underwater pyramid.

Located on the other side of the Batangas coastline, the 24-hectare Club Laiya features a combination of residential and commercial-ready lots in the tourist spot of San-Juan Laiya Road. It’s a choice destination for the stylish and chic leisure seekers who love to work on their tan, get into water sports and hangout in the hottest party scenes. A row of diverse resorts, restaurants and bars already dots its shores.

Two to three hours away from Metro Manila, CaSoBÄ“ and Club Laiya are both LEED-registered with Landco’s commitment for long-term environmental sustainability.

MVP attests to CaSoBÄ“’s significance as a tourist destination and an ideal work from the beach venue in the new normal. His business calendar was filled with Zoom meetings and online conferences with a seaside view and assistance by the warm and friendly local staff.
Aquaria is Millennial Resorts’ waterpark with a three-story giant slide at CaSoBe.

Helmed by Landco’s Senior Consultant for Hospitality Patrick C. Gregorio, the Edge-registered Millennial Resorts Corporation (MRC) is the hospitality service provider within the LTE. MRC owns and operates unconventional accommodations: Cocoons and Crusoe Cabins, select leisure facilities: Laiya Beach Club at Club Laiya and Aquaria, a waterpark with a three-story giant slide at CaSoBÄ“ These are the tourism attractions for which the properties are known for.

Landco projects are in line with MPIC’s commitment to help achieve the United Nation’s Sustainable Development Goals to make cities and human settlements inclusive, safe, resilient and sustainable; and strengthen the means of implementation and revitalize the global partnership for sustainable development.

For MVP, coming home to a tropical paradise in these LTE is a breeze. It’s going to be the newest trend in the travel industry.
