Landco Towers, Family-friendly Resort Condominiums South of Metro Manila

Landco Towers at East Bay Residences, are modern resort condominiums in a laid-back neighborhood strategically situated at KM21 East Service Road, Sucat, Muntinlupa City.

There are five Landco Towers that offer an ideal home for families to enjoy a leisurely pace of urban life amid a scenic resort landscape, the convenience of a retail strip and family-friendly facilities, and accessibility to business hubs and schools.

Landco offers RFO (Ready for Occupancy) Units in East Bay Residences
------------------------------------

With a community built to make one’s family feel right at home, it is natural to pick the vibrant neighborhood of Landco Towers to settle down in, especially with the availability of RFO (Ready for Occupancy) units built by Landco Pacific Corporation. The Landco Towers in this mid-rise condominium enclave are comprised of Chelsea Towers 1 to 3 and Bryant Tower with 25.5 sqm. studio, 37.1 sqm. one-bedroom and 46.8 sqm two-bedroom units; and Hudson Tower which houses the 28.06 sqm. regular, 33 sqm. deluxe, 35.08 sqm. premier and 39.26 sqm. executive units.

Charisse Santiano, Sales and Marketing Manager, Landco, zeroed in on her perfect family home in a condo unit at Landco Towers. As a single mom, she shared her experience to help future condo buyers, and investors on their house hunt.

A pleasant community that is located near top-rated schools, business, and leisure hubs

Santiano decided to invest in a 2-bedroom unit at Landco Towers (then named Tribeca) in 2015 and move in a year after. The location and its environment are crucial factors when she determined her new home with her family. She deemed that children are very much a product of the environment in which they are raised. The condominium community is nearby high-performing schools, and individuals and families that live on the property are mostly professionals or business owners who also value hard work and integrity. Landco Towers are ideal homes for raising children.

“My children went to De La Salle Zobel from grade school to high school and travel time from my former home in Las Pinas was around 45 minutes to one hour due to the heavy traffic along Alabang-Zapote Road. As a hands-on mom, I used to bring them to and fetch them back from school, despite my full-time work. I grew tired of the daily grind and decided to transfer to Landco Towers to cut my travel time to about 15-20 minutes. My kids eventually transferred to the Vermosa campus of DLSZ, located along Daang Hari, which is very accessible from Landco Towers via the MCX (Muntinlupa Cavite expressway) exit,” Santiano said.

“For work, my office in Alabang is just 15 minutes away and I seldom get caught up in traffic jams. On weekends, when my family would like to go to the shopping mall or dine out, Makati, Bonifacio Global City and Alabang commercial hubs are very accessible via SLEX or Skyway. Sta. Rosa and Tagaytay are relatively nearby for out-of-town getaways. Batangas is approximately two to three hours away. Even the northern destinations such as Pampanga, Clark, or Subic are accessible via Skyway,’ she expounded.

“It's an added advantage that the resort condominium community is very peaceful and quiet, making long walks around the property enjoyable. Everyone is friendly here from my neighbors to the property management staff composed of the security, maintenance, and administrative team,” she added.

When one’s children are raised in a good neighborhood, parents give them a good head start in life and set for them a standard to follow when they are grown-ups and looking to start up their own families.

The Convenience of One-Stop-Shopping at East Bay Retail Row

Having access to shopping and service facilities that are within the property is very important for working parents who have busy schedules and might need to dash to the shop and rush back home to the kids. Landco Towers provide one-stop shopping without having to leave the property. The Retail Row is a few steps away from the residential towers and features curated shops, services, restaurants, and a bank: Starbucks Coffee, The MarketPlace, Lawson, Pan de Manila, Suds Go laundry, Prim and Pretty and BDO, to name a few.

“As a single mom with a full-time job, juggling my duties at work and responsibilities at home can be quite challenging. It’s hard to manage my time and I really appreciate the convenience of having almost everything that I need within my reach at the Retail Row,” Santiano attested.

“Laundry can be dropped off and picked up easily. I don’t need to leave the property to get essential items, a massage, or my nails done. There are also restaurants nearby that deliver meals within 15 minutes or so when I don’t have time to prepare,” she elaborated.

“At this stage in my life, my two children are now both graduating students of De La Salle University. JC, my 23-year-old firstborn son, is enrolled at the College of Saint Benilde, and Chloe, my 21-year-old daughter is at the university’s main campus. Though they often stay in a rented condominium in Manila during their studies, they still like to spend their free time with me at the Landco Towers. My son usually goes to The Marketplace premium grocery store at the Retail Row for its variety of healthy food choices. We like to engage in late-night runs and cap our activity with light refreshments from Starbucks coffee shop or Lawson convenience store which are also at the Retail Row,” she further shared.

Resort, Active Lifestyle and Essential Amenities

The amenities at the resort condominium complex also play a key role in the quality of life and health and safety of its residents. At Landco Towers, families enjoy a spacious lobby, clubhouse with a swimming pool, gym, 24-hour security, high-speed elevators, fire alarms, sprinkler system, and adequate parking space.

“We are a very active family. We love early morning or late evening runs around the outdoor resort-inspired spaces of the property. On warm days, I take a dip at the swimming pool which is amply sized and never feels crowded. My daughter likes inviting her friends to swim here. There are enough parking spaces for guests and visitors, making it convenient for family or friends coming over for a get-together,” she cited.

Pet-friendly Community

Landco Towers also host a thriving community of pet lovers. With its wide walkways and outdoor spaces, neighbors show their care for the furry kind with meet-ups for their pets to play with their fur friends.

Long-term Investment and High-Value Appreciation

Renowned for pioneering premium landscapes for more than 30 years, Landco develops premier properties with a track record of high property appreciation in key locations of the country. With its sophisticated urban resort living at Landco Towers, homebuyers can also anticipate high-value appreciation for their investments.

Santiano acquired her unit at Landco Towers when she was an employee of Landco about eight years ago, before she briefly transferred to PLDT and rejoined Landco last year.

“I had the privilege of being part of the team that mounted the groundbreaking ceremony and blessing of Landco Towers. As an employee, I know how Landco sets its vision to make a difference and our entire team works hard to develop properties throughout the country that are of the highest quality standard. The value of my unit at Landco Towers has already appreciated in a span of a few years, and I’m happy to consider it not just as a home for my family but also as a good long-term investment,” Santiano noted.

“There are also rental income opportunities for units at Landco Towers, given its strategic location, Retail Row, and resort amenities,” she added as a tip for home buyers and investors.

GCash, the Philippines’ number one financial super app, empowers micro, small, and medium enterprises (MSMEs) to take on opportunities and navigate through the digital economy through its fintech solutions.

“This MSME month, GCash underscores its key role in helping businesses in the country level up through our extensive suite of digital financial services. From affordable lending for business expansion; business insurance to protect their assets and operations; as well as cashless transaction tools to help them reach more customers – GCash is evolving to becoming more than an e-wallet,” said Ren-Ren Reyes, President and CEO of G-Xchange, Inc. GCash offers GLoan which provides instant cash loans to kickstart business goals; and GInsure, through Negosyo Insure of its partner, Malayan Insurance, to protect hard-earned investments. Easy access to loans for entrepreneurs

GLoan boasts of an easy application process as it considers users’ in-app behavior to provide them with pre-approved loans. Eligible users can easily access GLoan and use the funds to start or expand their business.

35% of GCash’s borrower base are business owners and it’s looking at providing 1.5 million more informal sellers with lending solutions to help grow their business.

Business Protection made affordable and accessible

GCash also understands that starting businesses may be risky, that is why the super app has made available, via GInsure, Negosyo Insure, underwritten by Malayan Insurance and powered by Igloo. For as low as PHP525 per year, MSMEs can be assured of secure and insured business operations for accidents that may happen to them, their property, and even their money.

GInsure can easily be accessed through the GCash app, with minimal requirements and steps for processing.

Additional income made easy via GCash PO

GCash has also created a way for sari-sari store owners to grow their business by earning as much as Php 50,000 per month, through commissions or bonuses earned as a GCash Pera Outlet (PO). This not only enables small businesses to grow, but also helps locals have a convenient one-stop-shop in their communities so they may avail of GCash’s services such as Cash In, Cash Out, Pay Bills, and Send Money.

Signing up for this has been made simple in the GCash app - all one has to do is click “GCash PO” under business services on the GCash dashboard, fill up the application form and submit along with business registration. Approval will be released within five (5) to seven (7) business days.

“In line with our mission to achieve 'Finance for All', we make sure we are able to pave the way for our MSMEs to meet their business goals. To date, we are empowering 845,000 small-scale community merchants from public market vendors, to sari-sari store owners, and tricycle driver associations,” added Reyes.

Ibong Adarna soars anew in Ballet Manila’s 25th season

Lessons on love, forgiveness and the triumph of good over evil once again take center stage as Gerardo Francisco re-stages his award-winning Ibong Adarna on August 19 and 20, 2023 at the Aliw Theater to conclude Ballet Manila’s 25th performance season, “Of Hope and Homecoming”.

Ballet Manila closes 25th performance season with Ibong Adarna

“After a three-year hiatus, we’re so excited to let Ibong Adarna take flight once again and show Filipino audiences its captivating beauty as well as bring to fore valuable Filipino traits such as love for family, forgiveness, kindness, and good over evil,” said Lisa Macuja Elizalde, Ballet Manila’s founder, artistic director, and chief executive officer.

A classic 16th century Filipino epic poem, Ibong Adarna centers around the mythical bird whose magical voice can heal illnesses. Upon hearing of its powers, three princes embark on a perilous journey, where they encounter different challenges to catch the elusive bird that can cure their ailing father. In the end, only the prince with the purest heart can catch the legendary Adarna bird.

Premiered in August 2017, Ballet Manila’s re-telling of this Filipino classic, choreographed by Gerardo Francisco Jr., has already garnered many accolades over the years, including Best Outstanding Production at the 2017 30th Aliw Awards; and at the Philstage Gawad Buhay Awards which honored it with multiple recognitions, including Outstanding Modern Dance Production, Outstanding Choreography for Modern Dance, Outstanding Ensemble for Modern Dance, Outstanding Music Composition, Outstanding Male Lead and Outstanding Female Lead.

With all the awards the show has earned, Francisco is all the more driven to live up to its standards to give audiences the best show. He shared, “The pressure is there. I need to stand by my standards, most especially to those who were able to watch the ballet during our world premiere. I need to exceed their expectations.”

The production was all set to go on a national tour in 2020 but the plan was halted due to the pandemic. According to Macuja Elizalde, the Ibong Adarna that will be staged in August will be the touring version where some dancers perform double or triple roles, and the production more streamlined.

Ibong Adarna will be staged at Aliw Theater, Pasay City on August 19 at 8:00 p.m. and August 20 at 5:00 p.m. For tickets, visit www.ticketworld.com.ph or call 8891 9999. To know more about Ballet Manila and its shows, visit www.balletmanila.com.ph

TPB’s PHITEX program wins National Tourism Initiative of the Year

The Tourism Promotions Board (TPB), the marketing and promotions arm of the Department of Tourism (DOT), was recently honored with the National Tourism Initiative of the Year-Philippines award in recognition of its conduct of the 2022 Philippine Travel Exchange (PHITEX), the country's largest government-organized travel trade event. The Gov Media Awards, presented by Gov Media Magazine and held in Singapore, recognizes the most outstanding government projects and initiatives in the Asia Pacific region. This year’s entries were evaluated by an elite panel of experts, including leaders from World Bank and ADB.

"We are one with the TPB in appreciation of this international recognition for PHITEX, which reflects the successful collaboration of government and the private sector under the shared tourism governance envisioned by the Marcos Administration," Tourism Secretary Christina Garcia Frasco, who is also Chairman of the TPB Board said on the award received by the DOT's marketing arm.

“This recognition is an honor for us at the Tourism Promotions Board Philippines and is a triumph that we dedicate to all tourism stakeholders who continually work hard to contribute to the growth of the tourism industry and economy. This will only spur us in our commitment to making the Philippines a tourism powerhouse in Asia,” said TPB Chief Operating Officer Maria Margarita Montemayor Nograles.

Gov Media stated that TPB’s remarkable organization of PHITEX was lauded for its role in promoting responsible tourism and driving growth in the Philippine tourism industry. The projects awarded serve as catalysts for transformative change and have significant implications for the well-being of billions of people living in Asia and beyond.

Since its establishment in 1996, PHITEX has played a vital role in fostering business partnerships and showcasing the diverse array of Philippine tourism destinations. In 2022, PHITEX adopted the theme "Embracing Responsible Tourism" to emphasize the significance of safe, smart, and sustainable travel practices. Despite the challenges posed by the COVID-19 pandemic, PHITEX successfully hosted over 116 foreign buyers, comprised of 53 physical attendees and 63 virtual participants from 32 countries that actively participated with 206 Philippine sellers composed of 96 physical attendees and 110 virtual participants during the Travel Exchange (TRAVEX).

Said participants represented travel agencies, tour operators, hotels and resorts, MICE operators, and airlines. Key markets such as Korea, Malaysia, and China were well-represented, with 77% of buyers coming from source markets and 39% from opportunity markets.

The fruitful discussions in TRAVEX generated an estimated revenue of Php 190,143,651.00 (US$3.496m) based on the sales lead forms submitted by the Philippine sellers.

TPB has announced that the next PHITEX will be held in September this year in Cebu. This year's event will feature a two-day Face-to-Face Travel Exchange (TRAVEX), PHITEX Educational Program (PEP), and Pre and Post-Event Tours for Buyers, targeting quality buyers and sellers.
